A plan to build industrial units as part of a major employment site at Flaxby has been withdrawn.
The proposal, which was submitted by Flaxby Investment LLP, was expected to form the “western parcel” of the Harrogate 47 project off junction 47 of the A1(M).
It would have seen nine warehouse buildings created and 129,953 sq. ft of flexible employment floorspace. Access and car parking were also included in the planning application.
In planning documents, the developer said the plan, which was submitted in 2023, would “contribute significantly to local and strategic employment generation for the borough”.
The warehouses would have been based next to the former Ilke Homes factory as part of an extension to the wider Harrogate 47 scheme, which includes 600,000 square feet of employment space for industrial, logistics, hi-tech and office uses.
However, according to North Yorkshire Council’s planning portal, the proposal for the western parcel has been withdrawn. No reason is given for the decision in planning documents.

It comes as the wider Harrogate 47 project, which is being developed by Opus North and Bridges Fund Management, has already seen occupiers take up units as part of its first phase.
In April, the Stray Ferret reported that Restrain Company Limited has taken the 10,000 square foot on a 10-year lease agreed with developers Opus North and Bridges Fund Management, and will use it as its UK headquarters.
At the time, the deal on the unit completed the first phase of the project near Knaresborough.
Jake Shilston, investment manager at Bridges Fund Management, said previously:
Harrogate 47 has been created to appeal to a broad spectrum of regional and national occupiers seeking sustainably designed accommodation to future-proof business operations. There are chronic shortages of new space like this in the region, and we are seeing keen interest in the available units.
