Having a dedicated workspace can significantly boost productivity. Not only does it reduce distractions, enhance a work-life balance, and create a positive work environment, but it also increases output as it maximises focus, meaning that the ability to complete tasks efficiently and produce higher-quality work increases.

And whether you’re an individual or a company, working away from a serviced office can help with all of this. This is where Scotton Business Centre comes in. It welcomes companies of all disciplines, from property developers and architects, structural engineers to accountants.

The complex comprises Somerset House, Ebor House, Merlin House and Tilcon House, and within these office blocks, there are 31 suites that range from a one-person 120sq ft office to a large multi-occupancy office of 2,000 sq ft.

Stuart Falshaw who has been the Managing Director of the Business Centre since 2007 talked to The Stray Ferret about Scotton Business Centre and highlighted the many benefits that a serviced office has.

Why use a serviced office?

As well as the aforementioned benefits, Scotton Business Centre is fully serviced 24 hours a day, seven days a week.

Included in the rate is water, heating, lighting, dedicated 1Gb superfast broadband capability with Vop Provision, free and secure illuminated car parking for up to 70 cars, as well as electric car charging on site. All of the offices have been fitted out with communal kitchens, and the larger ones are ideal for informal meetings.

And the practicalities are taken care of too. From the cleaning of the common areas to the communal refuge bins, it’s these finer details that make a serviced office so appealing.

All of these factors are something that resonated with Tracy Howard of Tracy Howard Accountancy when she was looking for a new office space:

I moved my accountancy practice to Scotton Business Centre eight years ago. My business was rapidly growing and taking over my home, so having a separate place to work and meet clients has been invaluable. I looked at several locations, but this one was by far the best value, and it just felt right.

The site is well maintained, has ample parking, and the monthly fee covers everything other than telephone and internet, so there are no unexpected costs. The offices are quiet, so great for productivity, and there is a large communal kitchen/dining area for when you’re ready for a break and a chat!

The location is what makes my office particularly perfect for me, I have a short commute to work, and I feel very fortunate to be here looking out over open countryside.

The location

Indeed, as Tracy mentions, the location of the Business Centre is also another appealing factor. Unlike serviced offices in town centres where you can encounter traffic and parking difficulties, it is easy to get to and from Scotton Business Centre, and there are never any issues with parking.

And those who still wish to pop into town can as Knaresborough is only an eight-minute drive away, Boroughbridge 13 minutes and Harrogate 17 minutes.

The area is also something that appealed to Mark Smeeden of Smeeden Foreman architects:

Twelve years ago, we moved our environmental and design consultancy from Harrogate to a pleasant rural location on Scotton Business Park; our staff of 20 welcomed the lack of congestion on their journey to work, and easy parking. As a nationwide consultancy, a 10-minute drive to the A1(M) has been of great benefit to the business.

We have light and spacious offices and views over well-wooded farmland. Our office building is well-equipped with a shared kitchen and lunch space and fibre broadband to the premises. The convenience of serviced accommodation leaves our team to focus on our business.

What are the rates and terms like?

One of the appealing factors for tenants at Scotton Business Centre is the all inclusive licence fees leave only the business rates for Tenant’s to pay direct to the Local Authority. Small Business Rates Relief may be applicable to some Tenants.

Contracts are also very flexible, giving the occupier an initial term of just 12 months.
