Twelve more homes could be built in the heart Spofforth if a new planning application is approved.
The properties would be built on land to the rear of Low Lane Farm, which fronts onto the High Street.
The hybrid application lodged by Venturi Homes (Spofforth) Ltd is for nine new homes plus three self-build plots.

Of these, five detached houses would be constructed of natural stone with pantile roofs, and four semi-detached houses would be built of red brick with pantile roofs. The self-build houses would be built of materials in line with the design code specification.
The land is not in the greenbelt but is a greenfield site, so the application could attract some opposition.

Proposals to build 72 homes on an adjacent site at Massey Fold gained final approval in April 2022, but only after the Planning Inspectorate overturned Harrogate Borough Council's rejection of the scheme.
On that occasion, more than 300 local residents, Historic England, Natural England, the Yorkshire Wildlife Trust, the council's principal ecologist, the county council’s highways department, the lead local flood authority and Spofforth Parish Council had all raised serious concerns.

The scheme currently proposed would be the largest development so far for Headingley-based Venturi Homes, which has built other smaller ones at Great Ouseburn, Tollerton and Austwick.
North Yorkshire Council has set a target date of Wednesday, June 11 to make a decision on the application.
