Possible new housing sites in Ripon revealed

North Yorkshire Council has published a map of sites put forward for the county’s Local Plan. The blueprint will determine housing and employment land for the next 15 to 20 years.

The council has stressed that no assessment of sites have been completed at this stage and land submitted may not necessarily be taken forward as part of the Local Plan process.

Like Harrogate, Ripon is not immune from housebuilding under the Local Plan process.

The city’s surrounding villages have also been subject to their fair share of land suggestions.

Ripon is already set to see more than 1,300 homes built on Ministry of Defence land in the north-west of the city as part of the Clotherholme development.

Now, further land has been put forward for potential major housing schemes.

On the western side of the A61 to the south of the city, 36 hectares of land has been suggested for housing.

Another plot measuring 34 hectares has been earmarked for a residential plot next to Ripon bypass near to St Michael's Retail Park.

But probably the most significant land put forward is for land to the west of Palace Road.

The 58-hectare site neighbours Ripon Golf Club and expands onto Kirkby Road. According to the council’s map, the land has been put forward for housing.

Meanwhile, Ripon’s nearby villages have also had land identified as potential housing sites.

In Sharow, a five-hectare site between Dishforth Road and Berrygate Lane has been put forward for new homes, while a further 12-hectare site down the road to the north of Dishforth Road has also been submitted for housing.

Down the A61 in Bishop Monkton, six plots of land have been submitted to the Local Plan process for housing.

These include three sites on Knaresborough Road in the village, one on Boroughbridge Road and a fifth next to the junction with the A61.

A sixth plot is located at the same site which is subject to a planning application for 60 homes in the village. The proposal has yet to be approved by the council.

The land included in the council’s map is for land submitted up until December 2024 following its call for sites. More land will be added on a six monthly basis.

The authority has stressed that the sites included in the map may not be taken into the Local Plan and that no assessment work has been completed at this stage.

It added:

The call for sites process is separate to the planning application process and the submission of a site for consideration does not necessarily mean that the site will be taken forward.

It is often the case that more sites will be submitted at this stage than are needed to meet the future needs of the area.

A public consultation on the sites will be held at a later date.
