Pineheath, the derelict mansion on the Duchy estate that failed to find a buyer at auction earlier this month, is to be re-offered for sale at a much reduced price. 

The 17,000 sq ft, 40-room house on Cornwall Road in Harrogate was earlier marketed for £3.5 million, but will now be included in FSS’ next auction with a guide price of £3 million. 

Pineheath was built in the 1890s and from 1927 was the Harrogate home of Sir Dhunjibhoy Bomanji, a wealthy Indian shipping magnate who been knighted in 1922 after reportedly donating £1 million to the war effort during the First World War.  

In its heyday as a family home, Pineheath was fully staffed and had gold-plated taps, a centrally-heated garage of Rolls-Royces, and its distinctive glazed cupola is said to have been covered in gold leaf. 

Following the death of Sir Dhunjibhoy’s daughter in 2012, Pineheath was sold for £2 million to developer Jason Shaw.  

The house currently has planning permission for conversion into 12 flats, and the lot includes the adjoining former chauffeur’s cottage, which has been refurbished into a pair of semi-detached coach houses yielding rent of £51,000 a year.  

Simon Croft, partner at Harrogate estate agent FSS, said: 

“The front runners at the June 8 auction have not been able to finalise funding and we cannot delay the sale any further so it has been included, with a much-reduced guide price of £3 million.  

“This will, we believe, bring in a fresh impetus of buyers and should also allow parties to potentially sell the two already modernised coach houses if vacant possession is obtained, thus recouping capital and leave them with Pineheath as a standalone project. 

“At around £1.6 million this could then be converted to a single residential house, though of course the already implemented planning consent for 12 apartments could also be continued.” 

A 0.545-acre parcel of land behind the site, on Rutland Drive, is believed to be the last undeveloped parcel on the Duchy estate, but also failed to sell at auction for its £1.85 million guide price. 

Mr Croft said: 

“The building plot on Rutland Drive will not be publicly offered at this time as it became clear parties interested in the plot wanted to know Pineheath had sold and would therefore be developed and improved.

“So we will market it again, subject to a successful sale of Pineheath, although a fruitful purchaser of Pineheath will be able to negotiate a purchase of the plot post-sale if desired.” 

Pineheath will be re-offered at auction by FSS on July 13.

Unbeatable views for sale as Georgian windmill goes under the hammer

Househunters will be offered the chance of a lifetime next month, when one of the district’s most unusual homes is put up for auction. 

Skelton Windmill is a seven-storey property with 360-degree views, which on a clear day take in York Minster, Ripon Cathedral and the White Horse at Kilburn. 

The Grade II listed building was built in 1822 for grinding corn and was the windmill for Newby Hall until the First World War. It then remained derelict until it was converted into a home in the 1990s, and is now one of just 140 windmills left in the UK.

Simon Croft, partner at Harrogate estate agent FSS, said: 

“This is one of the most unusual properties I’ve ever dealt with. We’ve only just gone live with it, so we’re still gauging interest. We’ll get a fuller flavour when we have our first viewings.  

“When people see it, I don’t think they could fail to fall in love with it. It would be amazing as a family home, but it could also make a fantastic holiday let. Who wouldn’t want to stay in a place like that, with such amazing views?” 

The Georgian windmill, which stands in open countryside north of Boroughbridge and east of Ripon, has four bedrooms, two bathrooms, three reception rooms and a study, plus 70 steps leading to a trap door onto the roof. 

It has outbuildings, including an office, potting shed and carport, as well as 0.6 acres of gardens and paddock with orchard and wildlife garden pond. 

Skelton Windmill was originally listed for sale with Strutt & Parker in spring 2022 for £925,000, but was reduced to £850,000 and then again in September to £799,950. 

The property will be lot 7 in FSS’s online auction at 3pm on Thursday, July 13. Bidding will start at £600,000. Potential buyers should register interest online at least 48 hours in advance of the auction, which can be viewed on the day by both bidders and non-bidders.

A house once owned by Harrogate’s wealthiest family was up for auction last week, but failed to find a buyer. 

Pineheath, a 17,000 sq ft, 40-room house on Cornwall Road, went for sale on Thursday with a guide price of £3.5 million, despite being in a derelict condition. 

The house has planning permission for conversion into 12 flats, and the lot included the adjoining former chauffeur’s cottage, which has been refurbished into a pair of semi-detached coach houses yielding rent of £51,000 a year. 

A 0.545-acre parcel of land behind the site, on Rutland Drive, is believed to be the last undeveloped parcel on the Duchy estate and was for sale as a separate lot with a guide price of £1.85 million, but also failed to sell. 

Simon Croft, partner at estate agent FSS, said: 

“We had lots of interest in both lots from developers across the north of England, but they didn’t quite reach the reserve the vendor was prepared to accept. Perhaps we shouldn’t be too surprised, given the economic headwinds developers are facing. 

“We’re now having discussions with the registered bidders to see if can cut a deal that works for everyone. We’re very close, so we’ll be trying to strike while the iron’s hot and make the sale over the next few days.” 

Pineheath was built in the 1890s and from 1927 was the Harrogate home of Sir Dhunjibhoy Bomanji, an extremely wealthy Parsee shipping magnate who divided his time between India, Windsor and Harrogate. A generous philanthropist, he was knighted in 1922 having apparently donated £1 million to the war effort.

Following Sir Dhunjibhoy’s death in 1937, his charitable works were continued by his widow, Lady Frainy Bomanji, who threw herself into civic life, becoming became vice president of the Harrogate Festival of Arts and Sciences, president of the Harrogate Friendship Club and president of the Friends of Harrogate.

Affectionately known as Lady Harrogate, she was made an Honorary Freeman of the Borough by Harrogate District Council in 1984. She died in 1986 and the couple’s legacy was continued by their daughter, Mehroo Jehangir, who herself died in 2012. 

Pineheath was sold the following year for £2 million to Jason Shaw, who planned to renovate the house and return it to its former glory as a luxury family home. But by that time, it was in need of a lot of work. 

Mr Shaw cut down protected trees at the property and was fined £24,000 by a court. He later applied to build two five-bedroom homes in the grounds of the site, but was refused permission three times by councillors, who felt the proposed properties were too big. 

He finally obtained the planning consent currently in place, for conversion to apartments, in 2016; it can be viewed online.

One of the most historic homes in Harrogate is to be auctioned next month.

Pineheath, which was built on Cornwall Road in the 1890s, was formerly the home of Indian shipping magnate Sir Dhunjibhoy Bomanji and Lady Frainy Bomanji.

But the house, which has a guide price of £3.5 million, has been derelict for many years and is not fit for viewing.

The property, which has planning permission to be converted into 12 flats, will go under the hammer in an online auction on June 8 at 3pm.

The lot includes the adjoining former chauffeur’s cottage, which has been refurbished into a pair of semi-detached coach houses that yield rent of £51,000 a year.

A 0.5 acre parcel of land next to the site, believed to be the last undeveloped parcel on the Duchy estate, is being auctioned as a separate lot with a guide price of £1.85 million.

Estate agent FSS, which began advertising the properties and land today, described Pineheath as ‘a truly unique opportunity’.

FSS partner Simon Croft said Pineheath’s private owner was keen for someone to redevelop the site. He added:

“It’s one of the most historic properties in prime Harrogate and it’s a shame that it’s become an eyesore on the street.

“The current owner has had a go with Harrogate planning department and has taken a pragmatic view that he’s probably not going to get anywhere and so he will let someone else take up the baton.

“The main house is derelict and unsafe. There are holes in the roof and the floors have rotted through. Any buyer would have to understand they would have some serious refurbishment work to take on or chance their arm by putting in a fresh planning application.”

Harrogate estate agent wins gold award

Local estate agent Feather Smailes Scales (FSS) has won the British Property Award in Harrogate for its sales department.  

The team was congratulated for its outstanding performance throughout the judging period, which looked at customer service levels.

Three Harrogate spas nominated for good spa awards 

Rudding Park, Three Graces Spa at Grantley Hall and The Swinton Country Club have all received nominations for the good spa awards 2022.  

Rudding Park is nominated for the best destination spa, whilst Swinton Country Club and Grantley Hall are nominated for two awards each. Swinton is hoping to win awards for sustainability and wellness, and Grantley Hall is in the running for wellness and best destination.  

Swinton Estate said it was “delighted” to be nominated for both awards, adding:  

Wellness and wellbeing, both physical and mental, sit at the heart of our commitment to all guests.” 

The hotel was also the first in the UK to install a biomass boiler, a sustainable alternative for heating water at the spa.  

Last year, Three Graces Spa at Grantley Hall won the best spa for fitness and wellbeing, and Rudding Park won in 2020 for the best outdoor facilities.  

Voting is open until 5th June, and the winners will be announced on 20th June at the spa life convention in Gloucestershire.

Harrogate town centre shop closes as business continues to trade

A shop in the centre of Harrogate has closed suddenly this week.

The former Dizzy Duck shop in Albert Street is now being advertised to let by FSS at £22,000 per annum.

A sign in the window says the estate agency re-entered the premises on Monday, on behalf of the landlord. It adds:

“As a consequence of the re-entry, the lease is forfeited and the premises have been secured.”

However, Dizzy Duck continues to trade online and owner Louise Chesters has been posting on its Facebook page frequently this week.

The business had a stall at Ripon market today, and has posted about plans to attend markets in Masham and Thirsk next week.

It changed its business address and phone number before 9am on Monday to remove the Albert Street details.

The Stray Ferret contacted Dizzy Duck about its departure from the shop. The owner declined to comment, but said there would be news coming soon about the business.

Knaresborough ecommerce firm acquired by Leeds agency

A specialist e-commerce firm in Knaresborough has been acquired by a digital marketing agency in Leeds.

Three members of staff from Audere Commerce have joined Ascensor as part of the deal, including managing director James Withers.

He said:

Harrogate estate agents take on The Three Peaks to raise over £5,000 for charity

The team behind Harrogate estate agents Feather Smailes Scales has raised more than £5,000 for charity by taking on The Yorkshire Three Peaks.

In total, 13 staff took on the mammoth challenge, which covers 24 miles and 1,585 metres of ascent on Friday, April 8.

FSS Property chose to support Maggie’s Cancer Charity with the hike. Maggie’s has centres across the UK where people with cancer and their families can access support.

Daniel Brumfitt, a partner at FSS, said:

“Maggie’s Cancer Charity is an organisation close to the team’s hearts. So many of us have seen loved ones lose the dreadful battle of fighting cancer.

“Our Just Giving campaign hopes to give back something to a group that does such fantastic work. The least we could do was hike the beautiful Yorkshire Three Peaks!

“Reaching the top of Ingleborough is a fantastic feeling; the view over the moors is even more breathtaking than the hike itself.

“Everyone finished in good spirits without any injuries, aside from a few blisters and some sore legs!”

Three Peaks Challenge

The iconic hike is recognised as one of the UK’s best walks. It is often chosen for charity hikes for its difficulty level and stunning views of the North Yorkshire Moors.

It takes in the peaks of Whernside, Ingleborough and Pen y Ghent with stunning views of the surrounding Yorkshire Dales skyline.

Everything went to plan on the day the team at FSS put on their walking boots.

They aimed for 12 hours and managed to complete it well under that, punching in a cool 10 hours and 30 minutes.

Harrogate estate agents, Feather Smailes Scales (FSS) are hoping to raise more money for Maggie’s Centres by climbing the Yorkshire Three Peaks.

The team at FSS said they wanted to support a charity that helps those undergoing treatment.

Maggie’s Centres builds centres next to NHS hospitals to offer professional support for anything from treatment side effects to money worries.

The FSS team will take on the 24-mile hiking challenge tomorrow.

Partner and auctioneer Richard Smailes said:

“Last November, I was incredibly touched by the enthusiasm of those supporting the charity. Those who were affected by cancer planned to carry out incredible tasks to raise money for a cause that supports those suffering take back control when cancer turns their life upside down.”

Networking event for SMEs at Harrogate Convention Centre this month

Harrogate Borough Council and SME Growth Managers have organised an event for Harrogate district businesses to share ideas and solve problems.

The event, on April 21, is aimed at local SMEs, small to middle-sized businesses.

‘Five tips to sales and marketing effectiveness in challenging times’ will hear from numerous business owners about the impact of marketing.

The event lasts 90 minutes and is free to attend. It will highlight funding opportunities and give business owners the chance to meet with similar, like-minded businesses.

The event begins at 9.30am at Co-Lab Harrogate, through entrance three at the convention centre.
