Why use a serviced office?

As well as the aforementioned benefits, Scotton Business Centre is fully serviced 24 hours a day, seven days a week.

Included in the rate are water, heating, lighting, dedicated 1Gb superfast broadband capability with Vop Provision, free and secure illuminated car parking for up to 70 cars, as well as electric car charging on site. All of the offices have been fitted out with communal kitchens with high-quality facilities, and the larger ones are ideal for informal meetings.

And the practicalities are taken care of too. From the cleaning of the common areas to the communal refuge bins, it’s these finer details that make a serviced office so appealing.

All of these factors are something that resonated with Jo Wood, Director at Training and Testing Services Ltd: 

On first visiting Scotton Business Park over 11 years ago, we were impressed with the quality of office space, ample parking, idyllic location, easy travel links and great value for money. We signed up straight away and started running our health and safety training courses here.

Having run many successful training courses, we grew as a business and moved our entire admin operation from our home office to Scotton Business Park eight years ago. The location

Indeed, the location of the Business Centre is also another appealing factor. Unlike serviced offices in town centres where you can encounter traffic and parking difficulties, it is easy to get to and from Scotton Business Centre, and there are never any issues with parking.

And those who still wish to pop into town can, as Knaresborough is only an eight-minute drive away, Boroughbridge 13 minutes and Harrogate 17 minutes.

Since moving in almost two years ago, the Scotton Business Centre has proved to be an ideal base for our North Yorkshire-based staff, offering an easy commute and onsite parking (with electric chargers) as well as proximity to road and rail networks, allowing us access to company and client sites across the country.

The property is very well maintained with a regular onsite presence to deal with any issues that arise. Having all services provided as part of the licence and combined into one monthly bill has freed up valuable time and allowed us to stay focused on running our business.

What are the rates like, and what offices are currently available?

One of the appealing factors for tenants at Scotton Business Centre is the all-inclusive licence fees leave only the business rates for tenants to pay directly to the local authority. Small Business Rates Relief of zero may be applicable to some tenants.

Contracts are also very flexible, giving the occupier an initial term of just 12 months.

Currently, Scotton Business Centre has Suite 7 at Somerset House that's suitable for three people and Suites 2a and 7 at Ebor House suitable for one person.

It is also starting to offer a virtual office facility at Somerset House, whereby clients will be given a PO post box for collection and a postcode for companies who wish to register their company away from their residential address.
