Plans submitted to transform Harrogate shop

Plans have been submitted to North Yorkshire Council to improve a disused unit on Otley Road in Harrogate.

The applicant plans to create an apartment and a house at the rear of the IXP Security unit, which has been disused for three years.

The shop will remain intact with the potential to half the unit and create space for two stores.

The plans outline the creation of a one-bedroomed flat above the retail unit in a space currently used as a workshop and for storage.

At the rear of the site sits a two-storey workshop, which is set to be the location of a one bedroomed dwelling. The house will have two bathrooms, a kitchen, dining area and a lounge.

As part of the development the plans include new bin and bike storage at the site.

Planning documents for 40 Otley Road

IXP was bought in November 2023 by Gough & Kelly, a Leeds-based security company that operates across the north of England.

James Stork, group managing director for Gough & Kelly, said the application is part of a plan to improve the Otley Road shop.

He told the Stray Ferret:

The plans are in the early stages and there needs to be discussions with the planning office. We always planned to tidy the space up and just do something better with the space.

He added that the company are currently unsure what to do with the retail unit, suggesting it might be split into two with one side rented to another business.

He said:

If the shop is successful, we will continue to use the whole unit, IXP will continue in the space but at this point we don’t know in what capacity, we just wanted to improve it.
