Developer submits fresh plan to convert 110-year-old Pateley Bridge pub into cottage

Developers have lodged fresh plans to convert a 110-year-old pub near Pateley Bridge into a holiday cottage.

The application, which has been submitted by Harrogate Architectural Ltd, would see The Birch Tree pub at Lupton Bank, Glasshouses, converted.

It is the fourth time in four years that developers have sought permission to convert the pub.

The latest proposal comes after plans to convert the former public house into a holiday home were rejected by North Yorkshire Council in December 2023.

In a decision notice, the authority said it was "not satisfied that the pub has been marketed at a suitable value”.

The pub has been closed since March 2020.

Planning permission was granted to convert the majority of the pub into three holiday flats while retaining a small public bar.

Since then, developers have sought to convert the remaining space after arguing that the public house is no longer viable.

In latest documents submitted to the council, the developer says:

We do not believe the community would lose a facility from their immediate area.

There are seven public houses within two miles or five minute drive from the application site.

The latest plans propose creating a two-bedroom cottage to go alongside the current three on the site.

The developer added that the plan would not require any demolition or extension to the building.

It added that a “substantial period” of marketing of property had also been carried out.

North Yorkshire Council will make a decision on the plan at a later date.
