Developer submits fresh plan for 60 homes in Bishop Monkton

A developer has submitted fresh plans for 60 homes in Bishop Monkton.

Avant Homes has tabled the plan to North Yorkshire Council for a site off land off Moor Road in the village.

The developer previously withdrew a proposal for 88 houses on the same site in May 2023.

There have long been fears in Bishop Monkton, which lies three-and-a-half miles south of Ripon, that the village’s sewerage system does not have the capacity to cope with the extra houses, as human waste can be seen on local streets after even “moderate” rain.

But the developer claims its latest plans address concerns raised over the previous proposal, including density.

In a planning statement, Avant Homes said:

Significant changes have been made to the layout, most notably resulting in a reduction in the number of homes proposed.

The latest iteration of the scheme accommodates 28 fewer houses than that included on the previous layout plan formally submitted to the council. This has evidently reduced the density of the scheme, allowing for various other policy requirements to be achieved.

The scheme would see a mixture of one, two, three and four-bedroom houses built.

The developer added in its statement:

Great care has been taken to ensure that the latest development proposals now put forward are fully policy compliant.

North Yorkshire Council will make a decision on the proposal at a later date.

A public meeting over the latest application is to be held on Wednesday (October 30) at Bishop Monkton Village Hall.

Avant will be represented by Chris Megson, regional planning manager at the company and technical director Jon Birkin.

Bishop Monkton Parish Council, which is hosting the event, said it will be a good opportunity for residents to hear from the developer and give their views on the scheme.
