Former Harrogate farm to be demolished and replaced with housing

Dilapidated farm buildings at Granby Farm in Harrogate will be demolished and replaced with seven homes.

The buildings are next to land developed by Redrow Homes for its 95-home Granby Meadows scheme.

North Yorkshire Council has now approved an application that will see the farm’s structurally unsound buildings demolished and redeveloped.

The site was designated as plot H22 in the Harrogate District Local Plan, which outlines where housebuilding can take place.

A previous application to retain part of the historic farm buildings was approved in December 2022.

However, the council has given the green light to a new application that asked for the whole site to be flattened due to the condition of the buildings.

One bungalow, two four-bedroom semi-detached homes and four terraced houses will be constructed.

Vehicle access will be along a single-width access track from Granby Road.

The applicant is proposing access over the Stray for the homes and a council report said they will need to show they have a legal right from the Duchy of Lancaster.

The application received comments from conservation group Harrogate Civic Society which said more could have been done to retain the farm buildings and noted that there are several listed buildings in the vicinity.

The council said it was satisfied with the layout of the scheme in its decision notice: 

The barn is to be demolished in consideration of this scheme. The dwellings would however sit around a courtyard setting, reflective of the agricultural heritage of the site, with new built forms built either in place of an agricultural building to be demolished or around the courtyard. 

Given the earlier extant consent it is considered that the design of the layout is considered acceptable in its revised form and would not have an adverse impact upon the setting of heritage assets
