Self-build homes approved in Great Ouseburn

A plan for four self-build homes in Great Ouseburn has been approved.

Yorplace Ltd, which is based in Leeds, submitted the proposal for land on Lightmire Lane in the village.

The plan proposed four self-build plots on the site, which would be able to accommodate four detached homes.

Now, North Yorkshire Council has given the go-ahead for the scheme.

In a planning statement, the developer said the council had an “unmet demand” for self-build dwellings in the region.

Self-build homes are defined as properties where an individual has a say in the design and construction of a house they intend to live in.

Meanwhile, the developer added that the council was unable to demonstrate a five-year land supply.

It said:

It is considered the scheme satisfies national and local policy and represents a suitable and sustainable development proposal for the site that will contribute to addressing both the shortfall in the council’s five-year housing land supply and unmet need for self-build dwellings.

However, Great Ouseburn Parish Council objected to the plan on the grounds that it is outside of the village development area and there was a need for more small affordable homes.

Five-year housing supply

In a decision notice, North Yorkshire Council approved the plan, subject to a section 106 agreement.

Andy Hough, case officer at the council, said there was a “presumption in favour” of the development due to the authority’s position on land supply.

He said:

The site lies outside the village’s development limits but, due to the council’s 2.2-year housing land supply, the presumption in favour of sustainable development applies.

Mr Hough added that the council currently had a “shortfall in the delivery of plots” for self-build and custom-build homes.
