The five questions you should ask before taking someone's property advice

Many of us living in and around Harrogate will face a significant property decision long before we think of ourselves as property investors.

An inheritance arrives, a business sells, your parents’ house needs a decision, or your children need help buying. Or cash in the bank quietly loses value while everyone tells you to “do something with it.

The sums involved are usually too large to treat casually. So, people naturally look for advice. But the advice they receive is often less neutral than it sounds.

I know this because I gave some of it. Before founding Lucas James Property Advisors to work on the buyer's side, I spent more than five years working for sellers. I worked inside two of the UK's largest property investment sales companies and had roles from investment consultant to associate director, selling off-plan and buy-to-let stock.

Nothing I saw was illegal. Very little was even dishonest. But almost all of it was shaped by one fact – nearly everyone advising the buyer was paid at the point the buyer went ahead.

Once you see that, one question clarifies almost any property conversation:

Who gets paid if I proceed?

The agent is paid when the sale completes. The developer wants a sale. The broker is usually paid when the finance completes.

Good people work in each area – but you should understand the structure before relying on the advice.

Who is paying the person giving me this advice?

If the answer is the seller, the developer, the agent or the company packaging the opportunity, the advice is not independent. The person recommending the purchase may be paid because the purchase happens.

Does this person get paid if I walk away?

The clearest test there is. If the answer is no, their commercial interest points toward you proceeding – which doesn't make them wrong, but does mean the recommendation needs testing.

Am I being advised, or being shown stock?

Ask what this company would recommend if none of its current options were right for you. If the answer is unclear, you may be dealing with distribution dressed up as advice.

What could make this hard to sell or refinance later?

Sales conversations focus on the purchase. A stronger review starts with the exit: will mainstream lenders support it, will future buyers want it, do the lease and service charges hold up?

What would have to be true for this to become a bad decision?

The question sales conversations avoid. Lower rent, a short valuation, a forced early sale.

A good decision can survive these questions. A fragile one often cannot.

When the person shaping the recommendation is paid on completion, it is shaped by their goals as well as yours – and the seam between the two is invisible from where the buyer sits.

That is what independent review is for. You don't need to hire anyone to use what's in this article. These five questions will do most of the work. My advice is to be slower than the process wants you to be.

Ask how each person in the chain benefits if you go ahead – and whether movement is the only way they get paid. If the answers are comfortable, you can go ahead with more confidence. If they're not, take note of that discomfort, it is information.
