The freehold of a well-known pub in a village between Harrogate and Ripon has been listed for sale for £1,390,000.
The Sawley Arms, which dates back to the 17th century, was traditionally a coaching inn but now operates as a pub with rooms.
Alongside an outdoor seating area and a summer house that seats 14 people, the pub boasts a small snug area, a conservatory, a private dining room and three main dining areas - some of which are warmed by the three log burners.
According to Christie & Co, which is marketing the pub, there are also seven ensuite rooms on site, which are housed inside two renovated cottages, and a bunkhouse.
On-site accommodation is also provided for the pub’s managers.
Sawley village is set within Nidderdale National Landscape, formerly known as Nidderdale Area of Outstanding Natural Beauty, and is a short drive both Ripon and Harrogate.
It is also just a few miles from UNESCO World Heritage site Fountains Abbey and Studley Royal.
David Cash, regional director at Christie & Co, said:
The Sawley Arms is a superb example of an immaculately presented, hugely well-invested pub-restaurant with rooms. Its proximity to local tourist attractions and other hospitality venues means the business boasts consistently high occupancy levels.
We expect interest from local/regional multi-site operators with other similar venues, potentially national pub companies, or even a local, high net worth individual/family who may wish to acquire The Sawley Arms as a trophy asset.
The Sawley Arms applied to extend the existing site in January 2023, which was set to facilitate a coffee shop and store.
A deli-style village shop with takeaway food, hot drinks and household essentials was planned for the site.
The application was approved in March that year but the project is yet to come to fruition.
Steve Harryman, a project manager for the pub, told the Stray Ferret at the time the plans had been in the works for eight years before the proposal was submitted.
