New homes to be approved in Knaresborough despite green space concern

Two new homes are set to be approved in Knaresborough despite concerns over loss of green space.

Astrum Planning Ltd submitted the plan to North Yorkshire Council on behalf of David Vollens for the site on Iles Lane.

The proposal would see two houses built on the site along with alterations to the existing access and erection of a stone gatepost. One of the homes would be four-bedroom and the other three-bedroom.

In documents submitted to the council, the developer said the council cannot demonstrate a five year land supply and the scheme would help to contribute to housing need.

It added:

The council do not have a five year housing land supply, and the presumption in favour of sustainable development is engaged. The need for housing is evident.

However, residents and Knaresborough Town Council have both objected to the scheme.

In a letter to council officers, the town council objected to the development to the grounds that it would amount to “over-development of green space in the town”.

In response to the concerns, the developer said the site is not accessible to the public and as a result is not considered green space.

It added:

Firstly, the site is not accessible to the public, and secondly the site has not been identified as an area of important open or green space within the Knaresborough Conservation Area Character Appraisal and/or the emerging Knaresborough Neighbourhood Development Plan (NDP).

The site is also not visible from the surrounding area, due the presence of trees, existing dwellings and walled features. As such, we do not consider it an essential green area.

The application is due to go before Harrogate and Knaresborough area constituency planning committee on December 16 after the divisional councillor called for the proposal to be determined by committee.

Council officers have recommended that the plan be approved.
