Plan to rebuild Montpellier cottages to create retail unit

A plan has been submitted to rebuild two cottages in the centre of Harrogate to create a new retail unit and apartment.

Headingley-based developer ATC Properties Limited has tabled the plan to North Yorkshire Council for the site on Montpellier Street.

It would see two 19th century cottages rebuilt to create a retail unit at ground floor and one two-bedroom apartment at first floor and second floor.

The unit would be based to the rear of 15 to 18 Montpellier Parade, which the developer also owns.

In a planning statement, the developer said the move would be a “more efficient use” of the land because it is being used for retail and residential.

It said:

It satisfies the economic objective in making more efficient use of land by providing one additional dwelling and one retail unit within a previously developed site where new residents and shoppers will contribute to the local economy.

The development also contributes to the social objective in the form of a well-designed development that contributes to the local residential community and adds to the vitality of the secondary shopping area. The environmental outcomes are also positive because of the highly sustainable location close to transport links and local services.

North Yorkshire Council will make a decision on the proposal at a later date.
