Plans have been submitted to create two short-term holiday accommodation units in Ripon city centre.
Reese Winder has applied to North Yorkshire Council for permission to convert the vacant upper floors of 3 North Street into two self-contained short-term holiday units and alter the ground floor shop front.
The ground floor of the three-storey mid-terrace property would continue to operate as a shop.
Ripon consultants AMS Planning said in a planning, design, heritage and access statement written to support the application that the proposal would “secure the long-term viable use of a partially under-utilised town-centre building”.
The statement said:
The upper floors have remained vacant for an extended period, reflecting a wider pattern of under-use of upper floors within this part of the city centre. The development represents a modest and appropriate form of investment that brings activity back into the building whilst retaining an active commercial frontage at ground-floor level.

It adds the existing shopfront has “limited architectural merit and makes a neutral to poor contribution to the streetscape” and its replacement would “be constructed in painted timber and finished in a traditional dark green colour, consistent with historic commercial frontages within Ripon”.
More and more town and city centre units above shop are being converted into living areas.
AMS Planning concludes:
The development will contribute positively to Ripon’s visitor economy by increasing the supply of centrally located accommodation, supporting local businesses and encouraging footfall within the city centre.
The council will decide whether to approve the scheme.
