Councillors have approved plans for 195 homes on the southern edge of Boroughbridge.
Bellway Homes applied to build the homes on 10 hectares of agricultural land allocated for development at Stump Cross.
The developer originally submitted plans for 258 homes at the site, for what will be the second phase of a wider housing development of 401 homes. The first phase is under construction and some properties are occupied.
Council officers said the scheme was reduced after concerns were raised with the developer over “density” and “unacceptable parking” arrangements.
The housing mix includes one, two, three and four bed houses, offered for rent and shared ownership. A total of 78 homes would be classed as affordable.
At a Harrogate and Knaresborough area planning committee today, Becky Richmond, planning agent on behalf of Bellway Homes, said the scheme was of “high quality”.
She said:
I hope you will agree with me that this application represents high quality design, delivering both market and affordable dwellings in a location identified as allocated for housing in the Local Plan.
These proposals meet all the site requirements as set out in the Local Plan.
Ms Richmond added that the developer had agreed heads of terms for a section 106 agreement with the council for £1.97 million, which includes contributions towards education, public open space and enhancement to local bus services.
The homes would be built at Stump Cross.
Cllr Robert Windass, a Conservative who represents Boroughbridge on the council, said the prospect of the second phase of housing at the site was “always in the background".
He said:
I worked along with the officers here on the phase one of this application, which is just about completed.
Phase two was always in the background. We always knew it was coming along. There has been some disquiet about it in Boroughbridge, but at the end of the day it is a site that is needed to be worked on. It needs to be built out now.
Meanwhile, Cllr John Mann, a Conservative who represents Oatlands and Pannal, described it as a “well designed scheme”.
Councillors on Harrogate and Knaresborough planning committee voted to approved the plans unanimously.
