Objectors raise 'significant concern' over plan for Knaresborough Waterside homes

Objectors have raised “significant concerns” over plans to build three homes on Knaresborough’s Waterside.

The proposal, which has been submitted to North Yorkshire Council by Chris Farley, would see the homes built near Waterside car park.

The Stray Ferret revealed news of the application in June.

According to planning documents, three, three-bedroom properties would be built with an open court yard.

The dwellings would be market properties and include car parking. An electric vehicle charging point would be provided for the site, documents added.

However, 40 letters of objection have be submitted to the council over the proposal, including from Knaresborough Town Council and Knaresborough Civic Society.

The civic society said it had concerns over the sustainability of the site within the Knaresborough Conservation Area.

It said:

The society recognises that the site is currently undeveloped and acknowledges the efforts made within the design to retain existing trees and incorporate biodiversity enhancements. However, we have significant concerns regarding the suitability of the proposal for this particularly sensitive riverside location within the Knaresborough Conservation Area.

The application site occupies a prominent position on the edge of the River Nidd corridor, adjoining the Local Green Corridor and forming part of the wider setting of the registered historic landscape associated with the Nidd Gorge.

The civic society called on the authority to consider whether “suitable conditions or occupancy controls” could be applied to the scheme.

Meanwhile, Angela Pulman, clerk at Knaresborough Town Council, said the scheme would result in “significant and irreversible harm to the local environment, landscape character, biodiversity, flood resilience and residential amenity”.

In planning documents submitted to the council, the developer said the site is currently vacant land, which could be utilised for more housing.

They added:

The design proposal aims to utilise the existing site to develop three new residential houses of equal size and scale with a new access to the site formed from Waterside.

North Yorkshire Council will make a decision on the plan at a later date.
