Plans to convert pub near Ripon into house and holiday cottage

Plans to convert a pub in a village near Ripon into a house and holiday cottage have been submitted.

Applicants Mr E Broadwith and Ms V Sails, who lodged the plans to North Yorkshire Council earlier this month, propose to turn the Grantley Arms, also called The Grantley, into a residential home with a garden, car parking spaces and a holiday cottage.

An email from commercial property agents Everard Cole suggests the pub was listed for sale between February 2023 and May 2024, with an asking price of £695,000.

More than 1,600 people viewed the sales and marketing material, the letter states, adding there was no ‘for sale’ sign outside the pub as it is in a “small village and it would have zero effect”.

The agent adds three viewings were conducted at the Grantley Arms, which led to one offer at £550,000. The owners rejected this, the letter says, adding the applicants “had doubts” as to whether it was a genuine offer.

But the applicants now see to convert the pub and a landlord’s flat, as well as make alterations to the existing car park.

It plans to retain enough space for three parking spaces at the rear of the property, then convert the remaining hard-surfaced area into a “domestic garden”.

The Grantley Arms appears to still be trading; it posted on social media just last week offering a takeaway menu.

The post adds the pub was also doing its “monthly Sunday lunch”.

The Stray Ferret contacted the Grantley Arms for comment, including to ask if the pub will shut entirely should plans be approved, but we did not receive a response.
