Plans for a third major housing development within the space of four months have been announced in Killinghall.
Gladman Developments Ltd has sent a letter to villagers alerting them of plans to build about 100 homes off Otley Road.
Sheffield-based Hallam Land held a community consultation event in July over plans for 130 homes and a health centre off Otley Road.
A month earlier Miller Homes notified residents it intended to apply for planning permission for 75 homes on land on Picking Croft Lane, which is also just off Otley Road.
No formal planning applications have been sent to North Yorkshire Council yet but if all three proceed, 305 homes could be built in close proximity on the edge of the village, near the primary school.
Gladman’s consultation website, however, says “the additional number of car journeys would not make a significant impact on the current network”.
It says 40% of housing would be classed as affordable and the scheme would aim to achieve a 10% biodiversity net gain in line with national requirements.
A surface water strategy would “ensure that no more water runs off the site post development than currently is the case”, the website says, adding:
This will be achieved through creating swales and basins on site to direct and hold surface water run-off before controlling the release of this water into the existing drainage network at a rate agreed with your local flood authority. We conduct in depth research into the risk of flooding and mitigate any risk identified.
Gladman pledged to consider public comments before submitting an outline planning application.
It said:
“The delivery of housing on the site at Otley Road, Killinghall responds to the needs for housing within North Yorkshire. The council needs to deliver 4,115 homes per annum. The delivery of 100 homes would help the council meet this need.”
