Plans to significantly alter a grade two listed building in Ripon have been rejected.

Heritage groups, including Ripon Civic Society, objected to the proposed changes to Green Royd, a two-storey home on Studley Road, next to Outwood Academy’s playing field.

Listed building consent was sought to partially demolish the current extensions and build a new single-storey extension.

The application to North Yorkshire Council also detailed several other changes, including recladding the dormer, installing a new roof and windows, and internal alterations.

Council case officer Amy Benfold said amended plans were submitted following initial objections from the council's conservation officer, Historic England and the Georgian Group “due to the level of harm the proposal would have on the significance of the grade two listed building”, which is situated in Ripon Conservation Area.

The conservation officer said the initial scheme “proposed extensive removal of historic fabric and inappropriate extensions”, including the demolition of most of the garage building.

Although the plans were amended, the conservation officer said the loss of historic fabric, extensions to the kitchen and pantry “would fail to preserve the special architectural and historic interest of the listed building”.

Ms Benfold said:

There would be no public benefits as a result of this proposed development. There would be no heritage benefits. The only benefits would be private. 

The public benefits therefore do not outweigh the harm to the significance and setting of the grade two listed building.
