Another 250 homes planned near Boroughbridge
A developer has revealed new plans for 250 homes in Kirby Hill.
Miller Homes, which has head offices in Edinburgh, is consulting on proposals to build the houses on land at Leeming Lane in the village.
According to a consultation website for the project, the developer said the scheme would create “an extension of Kirby Hill in a sustainable residential area” on the 13.5 hectare site.
It added:
The vision for the site at Kirby Hill is to provide a high quality, integrated new community at the heart of North Yorkshire.
The development will support North Yorkshire Council’s ambitions to be attractive, prosperous, resilient, and sustainable, enhancing the quality of life for all residents. The site is considered to represent a natural extension to the village of Kirby Hill, providing a balanced housing offer within a highly sustainable location.
Miller Homes said the scheme would see a “mix of house types and sizes” and include a single access point, landscaping, ecological mitigation areas and public open space.
An outline planning application for the site is expected to be submitted to North Yorkshire Council in the coming months.
The proposal comes as a similar scheme has been proposed south of the Leeming Lane site.

500 homes and a motorway services
This is the latest development planned for Kirby Hill, which is just over a mile north of Boroughbridge.
The Stray Ferret reported this month that Gladman Developments had revealed plans for 250 homes between Boroughbridge and Kirby Hill.
According to a consultation website created by Gladman, up to 40% of the homes would be classed as affordable and the site would include public open space and recreational facilities.
The development would include allotments as well as trees and hedgerows.
However, the prospect of the scheme raised concern that Boroughbridge has already seen its fair share of development.
Cllr Nick Brown, a Conservative Wathvale and Bishop Monkton division on North Yorkshire Council, told the Stray Ferret:
I think that the Boroughbridge area has been overdeveloped over the years.
I’m concerned that there have been other developments proposed between Kirby Hill and St John’s Walk. It looks like it might become all one town. Kirby is its own village and should remain so in my opinion.
Meanwhile, the area is also set to see a motorway service station built between junctions 48 and 49 of the A1(M) northbound, between Boroughbridge and Ripon.
Applegreen Ltd, which is behind the scheme. has submitted a reserved matters planning application for the development which is awaiting planning approval.
