Rudding Park in Harrogate will be hosting a Dragons’ Den-style event this month to give local businesses the opportunity to pitch their products to key decision-makers at the luxury resort.

The hotel plans to revitalise the range of gifts it gives to VIP guests, and is looking for fresh ideas from the local business community.

Candidates will have three minutes to pitch their products and will then answer questions from the Rudding Park ‘Dragons’ – Matthew Mackaness (managing director), Karen Tyson (resort general manager), Julia Featherstone (head of rooms division), Matthew Wilkinson (head of kitchens) and Nicola Cook (head of marketing).

The Dragons will be looking for high-quality products with links to travel, lifestyle, food and drink, design or well-being. They must also align with sustainability and/or giving back to the community.  

Julia Featherstone, head of rooms division at Rudding Park, said: 

“We always strive to surprise and delight our guests, many of whom return time and time again. The initiative also supports the Rudding Park Giving Back initiative, as the Rudding Park Dragons will each have a pot of Rudding Park gift vouchers ready to ‘invest’ in charities nominated by candidates who particularly impress.

Dacres still top in Knaresborough

Dacre, Son & Hartley has once again claimed the top spot as Knaresborough’s best-performing estate agent, an accolade it has now held for more than a decade.

The agent’s Knaresborough office sold more than twice as many homes as its nearest competitor in the HG5 and YO26 postcodes, with a total of 75 sales, according to figures from Rightmove. The other companies in the top five sold 35, 31, 30 and 20 each.

This also means that Dacre, Son & Hartley successfully marketed more than a fifth of the 373 homes that sold during the 12-month period across the two postcodes, which include Knaresborough town centre and surrounding villages including Scotton, Arkendale, Coneythorpe, Flaxby, Goldsborough, Kirk Hammerton, Green Hammerton, Whixley and Little Ouseburn.

Dacre, Son & Hartley has had an office in Knaresborough for 45 years and senior associate, Nick Alcock, who is branch manager at the firm’s Knaresborough office, has worked for the business for 28 years. He said:

“With 52 different companies selling homes in the HG5 and YO26 postcodes in the last 12 months, it’s clearly very competitive, but our dominance in the local area is undisputed.”

Harrogate estate agent Verity Frearson has won gold at the Best Estate Agent Guide Awards in London.

The EA Masters event is the biggest estate agency leadership conference, exhibition and awards ceremony in the UK, and is attended by more than 1,500 of the leading estate and letting agents and suppliers from across the UK.

Each year, the awards recognise the top talent in the estate agency sector, assessing 15,000 estate and letting agencies across the country. According to a spokesperson, it is the only awards scheme that estate agents don’t pay to enter.

Matthew Stamford, director at Verity Frearson said:

“We are absolutely thrilled to have won the Best Agent Guide Award four years in a row.

Lawyer up for northern award

Carmelita Ardren, who is head of family at Raworths Solicitors in Harrogate, has been shortlisted for Private Client Lawyer of the Year in the prestigious Legal 500 Northern Powerhouse Awards.

The awards recognise the array of legal talent across the North and are based on The Legal 500’s extensive independent research for its annual directory.

The nomination comes on the back of a raft of inclusions for Raworths’ team members in the latest Legal 500 guide, which describes Raworths’ Family team as “the leading practice in Harrogate”.

Harrogate estate agent founding partner dies

A founding partner of a Harrogate estate agents has died.

Charles Smailes co-founded Feather Smailes Scales, which is based on Raglan Street in the town.

Mr Smailes had more than 30 years experience in the local property sector.

He set-up FSS with Jim Feather and Peter Scales in 1994.

He was appointed president of the National Association of Estate Agents in 2005 and was also the first chairman of the board of the National Federation of Property Professionals.

In a post last night on social media, FSS said Mr Smailes died on October 9. It added:

“It is with heavy hearts that we announce the passing of our founding partner, Charles Smailes.

“Charles’ legacy will continue as we, as a firm carry forwards the values and principles that he held so dear.”

From work experience to directorship at Myrings

When Colin Bonham was promoted recently to Senior Associate Director at Harrogate estate agent Myrings, it was the latest step in a rapid rise up the career ladder to the top of the district’s property industry. 

The promotion has given him a seat on the board at family firm Myrings, which is run by brother and sister Simon and Gemma Myring, but Colin’s first brush with estate agency was when he was still a pupil at Ashville College. He told The Stray Ferret: 

“I was already interested in property, so I asked to do my work experience placement with an estate agent. I spent the week at Myring & Heward, as it was then, and really enjoyed it.  

“Later, during my gap year, I bumped into Gemma and she offered me a job. I was 18 then and I’ve never looked back.” 

That was in 2010, and since then Colin reckons he’s sold well over 1,000 properties. But he has also seen a seismic change in customer behaviour as the industry has increasingly gone online. He said: 

“One of the biggest changes is how much things have gone digital. We used to have a huge rush on Thursdays after the local paper came out and people scoured the property pages, but these days more people search for properties online, so every day’s a rush now.” 

Now 32 and a father-of-two, Colin is currently working towards becoming an Associate Member (AssocRICS) of the Royal Institution of Chartered Surveyors (RICS) and is ambitious for his future. But that’s not to say he intends to move onwards and upwards – he’s happy where he is. He said: 

“I’ve always been very well looked after here. Because it’s a family business, its ethos is independent – it’s not like a big corporate, with 28 layers of management. I’ve always worked very closely with Simon and Gemma, which has made it very easy to learn. 

“I’m still relatively young, and one day I fully intend to run the business – but only when Simon and Gemma are ready to hand over the keys!” 

Until then, he intends to help Myrings grow its footprint – it currently has the second-highest stock level in Harrogate – and its rental portfolio, while protecting the firm’s good name. He said: 

“At the latest Estate Agent of the Year Awards (the ESTAS) we were named the best estate agent in Yorkshire, as well as winning gold awards for both sales and rentals and being named the best for sales in North Yorkshire. It was a phenomenal achievement for a family firm with just one office, but it didn’t surprise me at all. 

“Reputation is everything to us – what people think of us is of utmost importance to us. The name above the door isn’t the name of some historic founder – it’s who is here every day. And people like the fact that it’s a family firm, because they’re often buying or selling a family home, and it’s very personal to them. That’s why word has spread about how good we are, and why I’m proud to work here.”

Going solo to let property is ‘like DIY dentistry’, says Harrogate estate agent

Accidental landlords should avoid the temptation to go it alone when letting out their property, one of the best-known names in the district’s estate agency sector has warned. 

Charles Myring, of award-winning Harrogate estate agent Myrings, said people who find themselves in the rental marketplace by chance – for example by inheriting a property – often try to do things on the cheap, but it’s a false economy. He said: 

“It’s pretty much the same as engaging in DIY dentistry – it’s not easy and it’s very likely to hurt.” 

The boom in the rental market over the last decade has seen a sharp upturn in accidental landlords, as people coming into property seek to use the rental income as an extra revenue stream. It is believed that as many as 30% of rental properties in the UK are let by accidental landlords. 

Mr Myring said: 

“The main thing to bear in mind at all times is that renting out property must be treated as a proper business – not a fascinating hobby like stamp-collecting. There have been so many changes to rules, regulations and taxation in recent years that you’ve got to take letting seriously, and the best way to do that is by enlisting the help of experts like Myrings.” 

The list of items landlords are required by law to secure has expanded in recent years to include Right to Rent checks, gas safety certificates, energy performance certificates and electrical installation condition reports. Properties also need to be inspected regularly, and repairs need to be carried out promptly. 

Mr Myring said: 

“Boilers don’t tend to go wrong at 9 o’clock on a Monday morning – they have a nasty habit of breaking down at 6 o’clock on a Saturday evening, and you need to be able to deal with that straight away. 

“Tenants are not paying guests – they are buying a clearly defined service – i.e. accommodation – as part of a two-way legally-binding contract. It’s a symbiotic relationship and you’ve got to hold up your end of the bargain. 

“But we can do all that for you. We’ve been operating successfully in Harrogate for over 25 years, and we’ve built up good relationships with lots of traders, so any work that needs to be done urgently can be taken care of without any hassle.” 

Last year, Myrings picked up four awards from TV property expert Phil Spencer at the ESTAS Customer Service Awards 2022 – the biggest awards in the UK property industry – including Best in County. 

This year it has been awarded Gold in both the Sales and Letting categories by the Best Estate Agent Guide 2023. 

Mr Myring added: 

“There is a steady stream of new laws and regulations for both professional and accidental landlords, and non-compliance to ever more legislation can have serious and costly consequences.

Residential conversion plan submitted for upper floors of Harrogate estate agency

Plans have been put forward to convert part of a town centre estate agent’s office in Harrogate into a two-bedroom flat.

The premises on Albert Street is occupied by North Residential, previously Knight Frank, but under the proposals part of the first floor and all of the second floor would be changed to residential use.

The prior notification documents submitted to change the use of the premises state that other than a meeting room to the rear, the upper floors have been out of use for some time.

The application states:

“The upper floors of the premises were ceased to be part of the commercial use following the refurbishment of the building at the rear 18 months ago.

“The ground floor floorspace was considered more convenient and offered a high quality meeting room. Since that time, the first and second floors have remained vacant in excess of the three month requirement.”

Access to the upper floors is through the estate agency office on the ground floor. However, the proposals state that a separate application will be made to alter the access and provide a self-contained staircase to the flat.

The plans show it would have a living room, kitchen, bedroom and bathroom on the first floor, with a second bedroom on the top floor.

“The proposed scheme looks to preserve and enhance the character of the conservation area through conversion of its first and loft floor, improving the amenity of the building and bringing the upper floors of the building back into use.”

North Residential began trading last month after a management buy-out of the Harrogate branch of Knight Frank, having been operating it in Harrogate for 15 years.

The business will continue in the ground floor of the Albert Street building, along with a first-floor meeting room to the rear.

Harrogate estate agent records £15m turnover

Company accounts show Linley & Simpson recorded a turnover of £15m in the year ending 31 December 2021, up from £11.7m in 2020.

Pre-tax profit was £2.81m, compared to £2.86m the previous year, while operating profit before depreciation and amortisation was £4.67m, up from £3.95m.

The group completed seven acquisitions during the period, with five share purchases and two trade and asset purchases.

The group’s residential portfolio increased from 11,477 to 12,515 during the year, primarily driven by its acquisitions.

The company is planning to expand its land and new homes department to cover the whole of Yorkshire and the Humber from its 23 offices.

David Waddington, the agency’s director of land and new homes, said:

“Having grown into the largest land and new homes agent in the area, we now have a strong launch pad for taking our services to house builders in new territories.”

Digital marketing graduate scheme announced

Harrogate digital agency group IDHL has welcomed 14 new starters to its biggest ever graduate training programme, which will be run from its Harrogate, Leeds and Manchester offices.

The 12-month specialist digital development programme for graduates has a goal of attracting new talent and investing in the training and development of entry level candidates.

The graduates will undergo training and get first-hand agency experience in other digital marketing service specialisms such as 6technical SEO, copywriting and digital PR as well as web development and design.

Graduate training manager Giacomo Palmieri said:

“I am proud to see this graduate scheme grow, with our successes and learnings in Paid laying solid foundation for the wider teams.
