New restaurant and bar planned on Harrogate’s King’s Road

Plans have been submitted to open a restaurant and bar, three apartments and retail space on Harrogate’s King’s Road.

GMI Developments, which is based in Leeds, has lodged the proposals for Ocean House and the former Ramus retail unit on Kings Road.

The developer said the disused properties offered 7,300 square foot of space to be redeveloped into a mixed-use lifestyle and residential development.

The proposal will see a restaurant and bar, called Frog, open. It would be managed by Roger Moxham, one of the founding owners of the Cold Bath Brewing company.

The new restaurant, which will be based in Ocean House and create up to 20 new jobs, comprises a 70-seat internal restaurant and bar with external pavement and courtyard seating.

Mr Moxham said:

“We will serve a diverse array of global meals rooted in Asia and the Americas which we intend to rotate throughout the year.

“The menu will be underpinned by a weekend brunch offer all supported by a full range of hand crafted cocktails and beers and an interesting selection of soft drinks, teas and coffees.”

The Ocean House and former Ramus unit have stood empty since January last year.

The proposals include creating two apartments above the restaurant. Meanwhile, the former Ramus unit will remain in retail use with an apartment above.

An industrial unit on Bolton Street would be demolished to create parking space and outside amenity space for the new apartments.

Chris Gilman, managing director at GMI Developments, said:

“Following the recent acquisition of the Kings Road property, we are excited to take this mixed-use development forward to regenerate the vacant site, subject to planning approval.

“With a proven, successful hospitality expert in Roger on board to create the new restaurant and bar, we are confident that his team will bring a unique and exciting destination restaurant offer to the town complemented by the rest of this high quality scheme.”

Harrogate Borough Council will make a decision on the proposal at a later date.

Harrogate woman’s dispute with housing company over ‘unbearably hot’ flat

A Harrogate woman has spoken of her anger at Yorkshire Housing for having to endure “unbearably hot” conditions in her flat since 2011.

Angela Sansom is the leaseholder of a flat on Kings Road in Harrogate. Yorkshire Housing, which is based in Leeds and owns and manages about 20,000 homes in Yorkshire, has the freehold.

Ms Sansom said work carried out on behalf of Yorkshire Housing on the roof and windows of the property in 2011 made the flat unbearably hot, with the temperature often reaching up to 29 degrees centigrade.

She said the regular high temperatures and the time it has taken to resolve the issue has had a devastating impact on her mental health.

Fed up by how long the matter was taking to resolve, Ms Sansom opened an official complaint in June last year.

A surveyor’s report, commissioned by Yorkshire Housing in response to the complaint, recommended measures such as installing trickle vents and heat reflective solar films to reduce the impact of the sun.

Now Yorkshire Housing has submitted a planning application to amend the initial works. It has admitted two roof vents should have been included in the original work 10 years ago and will now be installed alongside other measures.

Ms Sansom said:

“It has had a massive effect on my wellbeing. I’ve lived in this house for over 20 years so I know it’s the work that caused the problem. It became unbearable.

“It wasn’t getting any better so I knew I had to lodge the complaint.”

Ms Sansom said she was pleased the planning application has been submitted but disappointed by the way the matter has been handled. She said Yorkshire Housing should have done more to support her during the process.

A Yorkshire Housing spokesperson said:

“Work was carried out in 2011 to the roof and windows of one of our properties in Harrogate, this work was approved by planning and was undertaken in full accordance with building regulations.

“We have now submitted a planning application to make amendments to these works and to make sure the leaseholder has a comfortable home and we hope work will begin in the coming weeks.

“Yorkshire Housing is meeting the full cost of all the works undertaken to help support the customers wellbeing and we’re still in touch through a dedicated contact to keep them updated on progress.”

Girl, 11, sexually assaulted walking home from school on busy Harrogate street

Police are appealing for witnesses after an 11-year-old girl was sexually assaulted on Harrogate’s King’s Road on Tuesday.

The victim, an 11-year-old girl, was making her way home from school at about 3.15pm.

As she approached the junction with Chatsworth Grove, a man approached from behind and placed one hand on her hip and another hand on her waist and made a sexually inappropriate comment to her.

The girl ran away and arrived home upset and shaken.

It occurred just a day after a woman died suddenly in a similar location on King’s Road.

North Yorkshire Police described the girl’s attacker as white, in his 40s, around 5ft 8 with dark, greying hair that was short on one side but longer on the other.

He also has a distinctive mole above his right eyebrow.

He was wearing a red jumper, khaki coloured trousers and black Nike trainers with white laces. The girl said he had a rough Yorkshire accent.

‘Disturbing but rare incident’

Speaking about the incident, Sergeant Alex Sellars, from the Harrogate Neighbourhood Policing Team said;

“This is a disturbing incident which has understandably left the victim very shaken and upset.

“She has been incredibly brave when speaking to police and has been able to give us a detailed description of the man who approached her. Officers will be conducting further enquiries in the area, but we would appreciate the public’s assistance in helping us to identifying this man.

“With the incident taking place at the end of the school day, the area would have been busy with parents and children making their way home. If you were passing on the school run, please can you take a moment to recall your journey, or check your car dash-cams – did you see a man in the area who fits the description? If so, please do get in touch with us.”

Sergeant Sellars added incidents like this were “rare in North Yorkshire”, adding:

“Please be assured that we take reports of this nature very seriously and our officers are committed to ensuring public safety.”

Police said in a statement they were keen to speak to anyone who was in the area of Kings Road and Chatsworth Grove at 3.15pm who may have witnessed the incident, or anyone who recognises the description of the man.
