Luxury chocolate shop in Harrogate opens in-store bakeryPrestigious building on Harrogate’s James Street put on the market

A landmark building on Harrogate’s prestigious James Street has been put on the market for offers over £3.85m.

The freehold of the property — home to the Harrogate branch of department store Hoopers — is being marketed by Green & Partners.

The particulars say the retail business has a remaining lease of two years and eight months, due to expire or be renewed in March 2025.

The description says:

“The property comprises a retail store arranged on ground, basement and three upper floors. Sales accommodation is offered over ground, basement and two upper floors with ancillary accommodation at third floor level.

“There is a main staircase and customer lift to the rear of the property which connects all five levels. The property is serviced to the rear with deliveries taken into the basement level via Market Place. The property lies within a conservation area and is not listed.”

The building, at 28-32 James Street, extends to 1,904m sq and currently generates an annual rental income of £350,000 on a full repairing and insuring lease.

It was previously sold in 2010 for £5.95m, according to the Land Registry. If the guide price is achieved, it would represent a drop in value of more than 35% in the last 12 years.

The sales particulars state that James Street is viewed as “the prime retailing thoroughfare” and cite brands including Oliver Bonas, Joules, Hotel Chocolat and Whistles as examples of its “higher end boutique” shops.

The information also advises that options for the building include negotiating a new lease to Hoopers, or securing vacant possession in order to redevelop the site. The description says:

“Neighbouring properties have achieved planning permission to convert and extend upper parts into residential flats and we believe the subject property lends itself to a full redevelopment (STPP [subject to planning permission]). The property benefits from large and regular floor plates with good natural light.

“The property is also well situated in the town centre for residential occupiers as in close proximity to the train station, which would suit commuters to Leeds and York extremely well. Harrogate house prices are some of the most expensive in Yorkshire highlighting the popularity to live in the area.”

The Stray Ferret has approached Hoopers for a comment but has not yet received a response.

Harrogate chocolatiers gear up for the sweetest time of their year

Easter, a top-tier holiday as far as I’m concerned.

Less stressful than Christmas and with even more chocolate, it truly is the most wonderful time of the year. And no, you are never too old for an Easter egg.

While times are undoubtedly tough at the moment, chocolate is an affordable luxury that most of us are still willing to splash out on.

And during times of economic hardship, it is not uncommon to see chocolate sales increase.

I spoke to three Harrogate-based chocolate businesses that are gearing up for their busiest time of year.

Bettys

I couldn’t really write about Easter treats without including this famous Harrogate institution. You can’t deny the chocolatiers at Betty’s make the most stunning creations and they taste pretty amazing too.

Ruth Burke-Kennedy, PR Manager at Bettys, said this year the business expected to sell a total of 47,000 Easter novelties, including treats like sugar-coated mini eggs and speckled rabbits, plus 25,000 Easter eggs.

She said:

“The best-selling Easter product this year is our milk chocolate sugar-coated miniature eggs we have sold almost 8,000 so far.

“The milk chocolate buttons egg  is the most popular large egg, with 2,800 sold between branches and online so far.

“The best-selling hamper is our family Easter gift box, with 1,951 sold.”

When asked how many of their famous made-to-order milk chocolate Imperial Easter Eggs – priced at £295 – they had sold, she added:

“We have sold seven. We can’t reveal details of who we sell these to, but in the past we know they have been used at Easter weddings in place of a cake!”

The 100-year-old Betty’s Craft Bakery has a dedicated chocolate room, where it is kept at a lower temperature than the rest of the bakery.

The chocolate team works there from the very early hours of the morning until around midday, so the increasing temperature of the bakery ovens doesn’t affect the chocolate.

Ruth said:

“Bettys has been providing little luxuries for over 100 years now.

“We have noticed that when times are tough, especially during the pandemic for example, that when people were fed up and missing their friends, family and colleagues, our online sales increased.

“While many of the sales were from people sending love to those they missed, we also saw in an increase in people treating themselves.”

Farrah’s of Harrogate

One of Harrogate’s oldest businesses, Farrah’s has been serving up sweets and chocolate for more than 100 years – and its toffee-making roots go back even further.

At Easter Farrah’s, offers a selection of hand-wrapped Belgian chocolate eggs filled with mini eggs or luxury chocolates.

There is also an option to choose your own hand-wrapped Belgian chocolate egg filling, whether it be your favourite sweets, chocolates or even a miniature gin.

Natalie Smith, manager of Farrah’s Olde Sweet Shop, on Montpellier Parade, said:

“Other than Christmas, this is our busiest time of year and we work hard to fulfil all of the Easter Bunny’s orders.

“Our most popular product is a milk chocolate egg shell filled with a fine caramel selection or a half-and-half milk and white chocolate egg filled to the brim with mini eggs.”

Hotel Chocolat

It might be a chain, but there’s no denying that Hotel Chocolat’s Easter offerings are always impressive.

Manager of the Harrogate store Hannah Cosgriff said sales were starting to ramp up as the Easter school holidays get underway.

She said:

“The Extra Thick eggs are definitely our best-sellers. Whereas most people do a really thin egg and package them up with the filled chocolates on the edge, we did the opposite and did really thick chocolate eggs with the chocolates inside. They come in sustainable packaging as well.

“Our eggs aren’t the cheapest, but you do get what you pay for. Not only do they include quality ingredients, but the way we grow our cocoa is really ethical and sustainable as well. For me that’s really important, and I think a lot of people are more aware of that now.”

Hannah said she had noticed that when times were tough, the shop was often busier as people wanted an affordable treat.

She said:

“This is the first Easter we’ve been properly able to celebrate in two years. I think that although people might be starting to feel the pinch, it’s not going to stop families wanting to come together and celebrate.

“With the energy increases, people might not be able to afford holidays, but might treat themselves to a nice Easter egg. It’s smaller treat but still a luxury. People don’t want to feel like they are completely going without. You have to have those little perks.”

Like Betty’s, Hotel Chocolat does a giant luxury egg. Their version is an Ostrich Egg, filled with chocolates, priced at £85. My husband moans at the price of Lindt Gold Bunnies, so I won’t hold my breath.

Hannah said:

“This is definitely one to share. We actually do sell a lot of these, especially the patisserie version.”

Pret A Manger set to open in Harrogate ‘very soon’

Pret A Manger has confirmed it will open a shop on Harrogate’s James Street “very soon”.

The Stray Ferret revealed in January the sandwich shop franchise planned to open in what was at the time Messums Yorkshire, a gallery curated by artist Johnny Messum. The gallery is now closed.

Pret has now confirmed a store, creating 15 jobs, is expected to welcome customers by late spring.

Pano Christou, chief executive of Pret, said:

“We’re excited to be expanding our footprint in Yorkshire as part of our wider ambition to bring Pret to more people.

“Harrogate is a beautiful and historic town, bustling with tourists and a thriving community. We look forward to welcoming locals and visitors alike into our new shop, very soon”.

Pret currently has more than 450 shops in the UK, with the majority in London.

This will be the first Pret in the Harrogate district. It will sell hot drinks, sandwich and grab and go menu.

Pret will will become the latest in a significant number of new arrivals on James Street over the past few months.

Tom Limbert, director of property consultants Central Retail, which acted for the landlord, said:

“It’s great to finally bring Pret A Manger to Harrogate. They have looked at the town on and off for a number of years but it shows national occupiers still have belief in the town.”

Valentines’ gift ideas at Hotel Chocolat to make hearts soar

If there’s one thing you can’t go wrong with on Valentine’s Day, it’s a box of chocolates.

Well, unless it’s a box hastily purchased from the petrol station the night before.

Hannah Cosgriff, manager of Hotel Chocolat Harrogate, which moved to bigger premises on James Street in October 2021, said:

“Typically Valentine’s Day tends to be a last-minute holiday. What we are finding now we have moved to the new site is that, because the café is bringing people in, people are being organised. So actually our sales during January have been up this year.

“This year we also have a lot more new products in the Valentine’s Day range.”

Hannah said her favourite chocolate this year was a limited edition Baklava Selector, inspired by the traditional Turkish treat.

She said:

“It’s in a little pack of six and it’s amazing. It’s a honey, pistachio and pastry blend. It has a real traditional flavour to it, which I actually love. We do a honey and pistachio slab all-year-round which is fabulous, and this is like a deep-filled, soft centre version of it.

“We’ve done a Cherry Bakewell Selector too and it really does taste just like the real thing. They have managed to create the illusion of pastry in the chocolate.”

Hannah has found that there is often no expense spared when it comes to buying chocolates for loved one on Valentine’s Day.

She said:

“I still remember we had one customer come in one year and say they had already got their partner a card for Valentine’s Day and just wanted ‘a little token’ to go with it.

“They asked what our biggest box of chocolates was and they bought one of the Large Chocolatiers Table boxes, which are £120. They are sensational.”

However, she added that there were always people who dashed into the store at the final hour.

She said:

“There are two really distinct groups.

“So you have the people who come in and get everything in advance. Or there is a particular product they know they want to get before it sells out.

“You then get a lull before you get all the people who come in last minute and grab lots of different things like the night before.”

However, it’s not all about the loved-up couples this year. Following a tough few years, which saw us spend last Valentine’s Day in lockdown, Hotel Chocolat has created some ‘With Love’ products that can be bought for any special person in your life – including yourself!

Hannah said:

“It’s themed towards Valentine’s Day, but I think it can be anyone you’ve not seen in a while. Or if could be a birthday, an anniversary or a best friend.

“Our Valentine’s Day message tends to be, sharing love with your close ones. It’s not necessarily aimed at romantic partners in particular.

“You can also obviously treat yourself – especially now we have the Valentine’s Day limited edition Selectors.”

When it comes to gifts, Hannah said her top three were the Velvetised Chocolate Tasting Experience, priced at £14.95, which includes two cream liqueurs, a Hotel Chocolate coupe glass and chocolate caramel batons.

She said:

“This is what I want to get for me. I’ve earmarked this for myself. The chocolate liqueurs are fantastic.”

He second choice is the Straight from the Heart box.

She said:

“I’ve always loved it. It just encapsulates that traditional Valentine’s Day feel. I think they are always a really good choice.”

But it’s the special edition Valentine’s Day Selectors that have really captured her heart this year.

She added:

“They are really colourful and nice for a self-treat as you can mix and match. Although obviously I would treat myself to a big box as well!”

My top five picks from the Hotel Chocolate Valentine’s Day collection

It’s a tough job, but someone had to do it. I tried a selection of chocolates from the new collection, here are my favourites:

Amaretto chocolate heart from various selections

The Straight From the Heart selection.

This is available in the With Love Sleekster, H-Box and Straight from the Heart selection. If you’re a fan of the warming almond flavour of amaretto, this is the one of you. As with all the boozy chocolates, Hotel Chocolat certainly doesn’t scrimp on the alcohol, and this one certainly packs a punch in the best way possible. Tastes just like the real thing, with the welcome addition of a chocolate hit. And with it’s pink topping, it looks pretty too. If you would prefer an alcohol-free option, the banana or raspberry smoothie chocolates taste just like you got the Nutribullet out and whipped up your favourite fruity treat. Check out the hearth-shaped white chocolate strawberry mousse too if fruit is your thing.

Love Potions – £15

Not only do the little chocolates taste amazing, they also come in a really cute little potion bottle, which can be re-used. There are six different flavours of chocolate, including You’re Berry Special, Hello Honey and Pistachi-oh! But my favourite actually surprised me as it was a dark chocolate Sour Cherry. It sounds like it could taste pretty bitter, but the white ganache filling resulted in a smooth, decadent treat.

A Dozen Chocolate Little Lovebirds – £8.50

If you don’t want to spend a fortune, but want something cute, these little lovebirds are super sweet in every way. They taste like raspberries and cream and didn’t last very long at home, as the kids took a shine to them. A little bit on the sweet side? Try A Dozen Dapper Dogs – made with 40 per cent milk chocolate – instead. If you like both of these but want something a little more grown-up, I recommend the Just to Say chocolate collection, which includes a variety of chocolate batons with similar flavours. The packaging on all the boxes is lovely by the way – with little heart shapes cut out of the cover, showcasing all the bright colours of the chocolates.

Classic Champagne Truffle Tin – £10

Champagne and Valentine’s Day go hand-in-hand and these super boozy delights come in a re-useable pretty silver tin. What I would say is that if you don’t like alcohol, these aren’t for you. Their strong flavour is a result of using a splash of real Mercier Champagne. Apparently other chocolatiers normally use Marc de Champagne – a fiery spirit made from grape skins and stalks. I’m obsessed with these beauties, but some might find the flavour quite overpowering. I personally love the boozy kick. They also aren’t badly priced at £10 and look more expensive than they are.

Queues for opening of new Hotel Chocolat store and cafe

Queues formed on James Street this morning for the opening of the new, relocated Hotel Chocolat store.  Around 30 people waited for the store to open at 10am with staff serving hot chocolate to them whilst they waited.

The new store is almost opposite the old one but is larger with a cafe that can seat 30 people at the back of the shop. The chocolate chain has seen rapid growth in recent years and the new store will have up to 15 staff in the run up to Christmas — double the number of the previous store.

The co-founder of Hotel Chocolat, Peter Harris, said there was demand in Harrogate for the store to expand:

” Harrogate is a beautiful location and town. The community here like to support local businesses. We’ve been here since 2009, people have loved it and wanted the full Hotel Chocolat experience of drinks and ices as well as a larger store.

“We’re also delighted that we can provide flat access for wheelchairs and buggies which is an improvement on the previous location, which had a step in it and was very narrow.”

The new store is a boost for James Street which has seen mixed fortunes in recent years with loss of key brands such as Next and Laura Ashley.

Local businesses have expressed concern that plans to pedestrianise the top of the street as part of the Station Gateway proposal will be damaging for trade.  Harrogate Borough Council has argued that the plans will mean  “short-term disruption for long-term gain”.

James Ogden, a new recruit to Hotel Chocolat, said he was excited to be involved in a store opening:

“I’m super excited to be working in my local area – I love coming into work every day and making people happy with chocolate!”

Hotel Chocolat to open cafe in Harrogate

A new Hotel Chocolat cafe is to open on Harrogate’s James Street next month.

The nationwide brand currently has a shop on James Street but is set to open a new store across the road for its for chocolate-loving customers.

The new store, in the former jewellers Swarovski, will replace the company’s other shop and include a cafe.

It is due to open on October 18. Builders are currently on site renovating the unit.

The new store is recruiting a full-time retail assistant as well as a temporary position for Christmas.

In July last year Angus Thirlwell, co-founder and chief executive of Hotel Chocolat, listed Harrogate as one of its “high flying locations” alongside York Designer Outlet and Beverley.

The unit was occupied over summer by Ellie Warburtons pop-up shop, selling premium cakes and hot drinks.
